I bet you haven't heard of the 20/50/30 Rule, though... right? It works hand-in-hand with the 80/20 rule for leads and is more centered on lead qualification.

The basic premise is this:

20% of the prospects that you contact will do business with you easily. There are several reasons why, but the rules on handling them are the same regardless.

Get out of their way, and make it as easy as possible for them to do business with you. They believe what you say is true and have an overall good feeling about you. They believe you are skilled at what you do and trust that you can deliver what they need. These types of leads are like Gold - get out of your own way and get to the point. What should you do? Close the deal!!! The next 50% of prospects are on the fence. They could go either way, and you have to work with them to make sure they fall on your side of the fence. Here are some ways to help your cause:

Make a compelling presentation with confidence. Make sure you tailor your presentation to fit their individual behavioral style. Help break the ice with them, so they actually begin to like you. Make sure that you communicate effectively the benefits that you bring to them. What should you do? Close the deal so that you can then move them to the 20% that will do business with you easily. The last 30% of prospects are problems waiting to happen. Their characteristics are:

They are highly demanding. Usually have limited respect for you. You will expend tremendous energy with them. You will expend huge quantities of time with them. What should you do? Throw these leads away - the conversion rate is too low, and the energy wasted is very high. So, what does this have to do with Foreclosures and the anatomy of the perfect lead?

Well, folks who are in Foreclosure (or some state of it) are very motivated. Most of them are in the 20% group, and the ones that are in the 50% group are often won over very easily with proper positioning of yourself. So You Want To Own Your Own Business and Be Your Own Boss? Part 2

Self-discipline. This is the single most important factor when you want to run your own business. If you have spent years in the work force, with someone else telling you when to go to work, what to do when you get there, when to take a break, then when to go home, you will have to re-learn how to behave. And Self-Discipline is the only way to do that. Another way to say it is Self-Control, Willpower, or Drive. If you can not find the drive to change your thought patterns about the way you work, you will not make it as a self-employed person.

That may not sound kind, but guess what? It's not meant to! If you think owning your own business is a bed of roses, think again. When you are your own boss, you need to have the guts to make hard decisions, disappoint your friend when they want to go somewhere and you need to be working. You need to be willing to let your family eat a few meals without you, or even miss a reunion. You need to be willing to roll up your sleeves and do the grunt work needed to become successful.

Will every business with a dedicated owner become super profitable? No. Certainly not. I have often thought I would never work for someone who demanded the same work from me that I do from myself. I don't think there is enough money for someone else to pay me for working as hard as I do. I do it strictly for myself and my family. Am I super profitable all the time? No, but at times I am, and every 12-16 hour day I had to put in to get that profit was worth it. Every family event I had to miss was worth it. Because, afterward I was able to say I did it myself! I learned to put in the hours, days, weeks in order to have 6 months a year to do what I wanted to! Go where I wanted, and take with me anyone I wanted! How many years did I have to work for that terrible slave driver (myself) to get that much time off? Lots and lots!

Every eleven seconds someone starts a home business. That is a staggering statistic. So many people want to get in on the money to be made, be it online, offline, at home, in a service field or a franchise. It is great that the American dream can still come true. The bad thing about that dream is it will only be a dream to the many thousands and thousands of people who lack the self-discipline to be successful. There are more people with the same mentality as the family member I mentioned in Part 1, liking the idea of being a business owner, without the knowledge or discipline to be one.

If you learn self-discipline you will have the time for self-indulgence later. Can I put a time frame on this statement? No, I can't, because people and circumstances are different. What is super profit for me may not be for you. But, without the self-discipline to be willing to do whatever it takes to be successful, the training, studying, hands-on experience, you will just be wasting your time and money trying to get started. If you want a business so you can sit in the office and tell others what to do, you probably need to work your way up the corporate ladder. If you want to be able to say you did it, with your own resources, strength, time, brains, then you have the best chance of being a good business owner!

In an interesting article from Fool.Com entitled “Why the Xbox 360 Is a Loser,” author Seth Jayson points out that the Xbox 360 is costing Microsoft big money. The article discusses how the Xbox 360 is part of a much larger plan that, if successful, will eventually lead to profits.

It is no secret; Microsoft is losing money and lots of it on the Xbox 360. Microsoft’s home-and-entertainment division has already lost $293 million on $1.57 billion in sales. And as Jayson points out, the more popular the console becomes, the greater the loss.

“Make no mistake: For now, and for the foreseeable future, the Xbox 360 is going to cost Microsoft money. The consoles are sold at a loss, and the costs of launching the new system will continue to grow. The more popular the Xbox 360 becomes, the bigger the losses will be.” commented Seth Jayson in his article.

The reason being is two fold. Microsoft is in a “marathon, not a sprint” to beat Sony (PS3) and more importantly, to be #1 in the yet undefined home media PC market.

Down the road Microsoft will be able to build revenue from video game sales, entertainment purchases, license fees, Internet advertising, and revenue from developing products for your living room

But for the time being, the loss has investors wondering if the media giant is moving in the right direction.

Although it's a great tool to have for individuals, its also fantastic for trailers. You know, one of the biggest headaches for many companies is being aware of where all their trailers are. The trailers are dropped off at a depot and a new one picked up so you end up with trailers all over the place with no reliable way of knowing where they are! It gets a bit of a nightmare and who wants that kind of stress when this simple device is at hand and within easy cost?

Reasons and Resources for Teaching Environmental Education

Environmental awareness is becoming more and more important in these times of obvious climate change and expanded global economic growth. In this day and age, being environmentally aware means, having sufficient knowledge about how the small seemingly insignificant actions on the part of one or many, can lead to major environmental issues, such as: climate change, habitat destruction, species extinction, soil erosion, resource depletion, overgrazing, desertification, pollution, and contamination.

It seems that with all the potential that a single person or company has to impact or affect the environment these days, that environmental awareness would be a higher priority in the eye of the public than we now experience it to be. Regardless of how society has perceived the environment in the past, it is important now, to ensure that every single individual has the chance to be educated on the various ways in which their daily choices and actions can influence the environment, and thus the world.

So what is environmental education? Well, to begin, it is ultimately a learning process that heightens a person's knowledge and awareness about the environment, including all the challenges that exist in relation to it. Environmental education essentially helps to develop the essential awareness, skills, and capabilities of the individual, so that they are better prepared for addressing and dealing with the environmental challenges that currently exist in our world.

This environmental education can be taught to a person or student at any age in their life. Unfortunately, environmental education seems to get most attention from an age group that has already experienced 18 to 21 years of education bereft of learning about the environment, before they learn of their power to affect environmental change. The 18 to 21 yr-olds that I speak of are essentially university level students. I mention this unfortunate likelihood from my personal experiences, as I was midway through my higher education studies before I was exposed to the grand idea, that my every day actions actually have the ability to influence the environment and in essence the world.

The good news is that there are now resources being made available, which allows individuals to get exposed to the ideas at an age that is far younger than the much more mature age of which they were exposed in the past. This is definitely a beneficial opportunity, as students of a much younger age, can now engage in the conversation, of what is important or not important in tackling the challenges that come with being environmentally aware. This is an opportunity that can ultimately lead to more individuals being available to come up with the good ideas, and the much action needed, to positively impact the environment in this day and age.

One specific resource created especially for young students, is called Teaching Hoot. This resource consists of Lesson Plans for Hoot, which teachers can utilize to educate their students, on the importance of environmental awareness and activism, as it is a primary theme in Carl Hiaasen's book, Hoot. This resource is highly recommended for all teachers interested in exposing their students to environmental awareness and for informing them early on in their life, of their individual responsibility to be good stewards of our planet.

Of course, there are many other resources available out on the net that many teachers can tap into to teach their students environmental education. The most important thing to remember; however, is that we can and should begin to educate our society early, on ways that they can manage their behavior and ecosystems. Why do we want to do this? Book Review: The Bridges of Madison County by Robert James Waller

Before writing this review, I did a bit of browsing of reviews already posted in Goodreads and saw mostly 1 star ratings. I felt quite sad because I really liked the story and how it was written. The prose bears a little semblance to Nicholas Sparks and Nicholas Evans, two authors of some books that I liked, and is probably one of the reasons why it was easy for me to fall in love with the story.

Francesca Johnson is celebrating her sixty-seventh birthday, and just like her previous birthdays, she has reserved the day for ceremonies that consists mainly of reminiscing the events that changed her life twenty-two years ago starting on the day she met photographer Robert Kincaid.

The Bridges of Madison County is a very poignant story of two individuals brought together by time and fate, and how they discovered the power of love and loving. It is also a story about choice and how the choices we make can affect us for the rest of our lives.

I love it that the book doesn't have lots of characters to make me confused. It is a very short and easy read, albeit very emotional and deeply profound. There are many parts in the book that should have been good starting points for discussion. I should have looked for reading buddies before reading the book. Is it possible to love two persons at the same time? When is it right to fight for love and to let go?

***Little spoilers from here on. I can understand the dislike of most of the people towards the book because like them, I also do not tolerate the adultery. In fact, during the first chapters, I already made up my mind to dislike the book. However, when I reached the last few chapters, I became convinced that yes, there is actually something to think about in this book. I cannot count how many times I cried sobbed while reading the later parts of the story. My heart goes out to Robert especially, how he lived his life alone and away from the love of his life, until the day of his death. The last chapter actually did me. I was sobbing loudly while reading and I started having hiccups.

The Bridges of Madison County is a very beautiful love story and I would love to read this again when I am in one of those emotional moods.

The Guilty Pleasures Of Pixar Films

Most of the Pixar movies have obsolescence as a main theme. I believe this is probably because the young artists who worked on these films and certainly the older artists who came from the traditional 2D animation world thought hand drawn animation was going to be their life's work. Most people who got into animation did so because they liked to draw, not program computers. After all, the "magic" of animation, as defined by Disney, was in watching drawings come to life.

The look of computer animation is much more akin to model animation or Claymation which ironically experienced a resurgence of popularity after the rise of computer animation. One would think it would have been model animation, which computer animation so closely resembles, that would have been replaced, not hand drawn animation.

So many of the great Pixar movies are about the old giving way to the new. Among the many examples are;

Toy Story - Old, wooden toy Woody the cowboy, is threatened by the arrival of shiny, new, plastic toy, Buzz Lightyear the spaceman.

A Bug's Life - A group of down and out theater troupe bugs get a chance to play heroes and save their livelihoods and their lives.

Monsters, Inc. - The old way of collecting energy through screams is eventually replaced by collecting laughter.

Finding Nemo - Dad proves his usefulness and his love by searching for his lost son.

The Incredibles - A whole "industry" of super heroes are put out of work and fall out of fashion.

Cars - A small town bypassed by a new highway gets rediscovered for its nostalgic charm.

Ratatouille - This must have been a reaction to America's annoyance with France over the Iraq war since it tries to associate French cooking with swarms of rats. Not a good example of obsolescence and a rare WTF?! moment for Pixar.

WALL-E - The whole planet is trashed. Robots do the clean up. Obsolescence to the extreme.

Up - An old man with no reason to stay simply flies away.

Pixar films are extremely well made on all levels and they've also been noted for their heart.
